The Williams Ranch has a long history of cattle and hay operations. One of the interesting aspects of the ranch is a Low Frequency Radio Range facility. Located just off the highway on the north parcel, this facility was commissioned in 1944. No longer in use, the range was an integral part of early aviation history. Much of the facility is still in place.
The structural improvements consist of two complexes located in two locations on the ranch. Separated by over 1500 feet, each complex has a home, associated out- buildings and separate utilities.
Centerpiece of the ranch is a custom built, Tahoe-style, two story, five bedroom main home. Whether you have a large family, or are a couple with lots of relatives and friends, this is the perfect home! Offering over 3500 square feet of living area, this spacious ranch home offers many of the amenities you would expect in a country home. The outside natural wood exterior, exposed post and beam construction blends well with the natural surroundings. In the spacious Great Room you will find a majestic stone fireplace that has been custom fitted with a Hearthstone soapstone wood stove insert. With an impressive vaulted ceiling featuring massive exposed natural wood beams, recessed lighting, and ceiling fan this room is ideal for living and entertaining. The beautiful oak floors are complemented by a built in oak media center, oak wainscoting, an oak staircase, oak French doors and many beautiful windows. In addition, the first level boasts a kitchen with solid wood cabinets, dining room, eating area, laundry and pantry, full bathroom, master bedroom and a large den/study with built-in bookcases. For the family and guests, the second level offers four large bedrooms, two baths and an office nook/loft overlooking the great room. Each bedroom, tastefully crafted with solid wood wainscoting and 10' ceilings, has a door that exits to a large outside covered 8' wide deck, offering panoramic views of the acreage and mountains. If you love outdoor entertaining or want a dedicated kitchen for canning or preparing game or fish, you’ll love the fully enclosed kitchen attached to the detached triple garage. There is even a half bath so you don't have to trek to the main house.
The second home offers over 860 square feet with two bedrooms and one bath. Currently rented, this home offers additional income as a rental; can be used as a guest home or caretakers quarters.
The ranch can typically support approximately 50 - 70 head of mother cows. Currently, there is a cattle lease on the ranch where the owner is leasing the grazing ground to a neighbor. The ranch has two hay barns, holding pens and squeeze chutes.
There are two ponds located on the acreage that typically have water in them year-around. Habitat to various wildlife and fish, the ponds can be used for irrigation and stock water.
Old Cow Creek, one of the five principal tributaries of the 270,000 square mile Cow Creek Watershed flows through almost 4900 feet of the ranch and forms a portion of the south boundary line of the acreage. Species of fish that migrate up the watershed and this creek include fall-run Chinook salmon and winter-run steelhead. Common resident species are rainbow trout (generally above 1,000 feet elevation), hardhead, pikeminnow, and sculpin.
Irrigation water for the ranch is supplied from Old Cow Creek and is distributed to the ranch by a gravity flow irrigation ditch. This is a shared ditch among 5 adjacent property owners. The water then flows through a series of irrigation ditches throughout the ranch that conveys the water into the irrigated fields through gravity flow.
There are two sources of drinking water on the ranch. A well, near the guest home, provides potable water to the guest residence.
Water from Old Cow Creek, which is stored, filtered and treated, provides the potable water to the Main Home complex.
The Williams Ranch has pre-1914 Adjudicated Water Rights from Old Cow Creek. The ranch is entitled to a one third allotment of approximately 14 cubic feet per second (6000+ GPM).
The ranch has several potential uses for a new buyer. These include a rural residential estate, a hobby or gentleman's cattle ranch, a horse facility and various agricultural uses.
