The Williams Ranch has a long history of cattle and hay operations. One of the interesting aspects of the ranch is a Low Frequency Radio Range facility. Located just off the highway on the north parcel, this facility was commissioned in 1944. No longer in use, the range was an integral part of early aviation history. Much of the facility is still in place.

The ranch can typically support approximately 50 - 70 head of mother cows. Currently, there is a cattle lease on the ranch where the owner is leasing the grazing ground to a neighbor. The ranch has two hay barns, holding pens and squeeze chutes.


There are two ponds located on the acreage that typically have water in them year-around. Habitat to various wildlife and fish, the ponds can be used for irrigation and stock water.


Old Cow Creek, one of the five principal tributaries of the 270,000 square mile Cow Creek Watershed flows through almost 4900 feet of the ranch and forms a portion of the south boundary line of the acreage. Species of fish that migrate up the watershed and this creek include fall-run Chinook salmon and winter-run steelhead. Common resident species are rainbow trout (generally above 1,000 feet elevation), hardhead, pikeminnow, and sculpin.

 Irrigation Water

Irrigation water for the ranch is supplied from Old Cow Creek and is distributed to the ranch by a gravity flow irrigation ditch. This is a shared ditch among 5 adjacent property owners. The water then flows through a series of irrigation ditches throughout the ranch that conveys the water into the irrigated fields through gravity flow.

 Domestic Water

There are two sources of drinking water on the ranch. A well, near the guest home, provides potable water to the guest residence.
Water from Old Cow Creek, which is stored, filtered and treated, provides the potable water to the Main Home complex.

 Water Rights

The Williams Ranch has pre-1914 Adjudicated Water Rights from Old Cow Creek. The ranch is entitled to a one third allotment of approximately 14 cubic feet per second (6000+ GPM).
